On October 21, David Crawford, Chief Financial Officer and Head of Capital Planning at Novem, presented "The Cost of What We Cannot See" at the SenbridGe by Goodmans Innovation Showcase in Toronto. Speaking to seniors housing and care operators, owners, and capital providers, he showed how making building risk visible, measurable, and manageable changes the way leaders plan, fund, and protect their communities. When a boiler fails in January, the repair invoice is the smallest part of the cost. Emergency premiums, downtime while parts are found, overtime and agency shifts, and the next insurance renewal all follow. These costs live in different budgets, so no one sees the total. "The question I have been asked most often by boards is a simple one: what are we not seeing?" said David Crawford, Chief Financial Officer and Head of Capital Planning at Novem. "When you can see the risk and put a price on it, you can plan for it. And when you plan for it, the people who depend on your buildings are the ones who benefit." Novem is defining a new category in the market: a Property Risk Platform (PRP) for institutional real estate and insurance. Where most building technology monitors what is happening now, Novem recognizes the patterns that come before a failure and puts a cost on it before it happens. Novem's equipment risk values come from a global insurance partner, derived from more than 20 years of insurance claims across 7.2 million buildings and 103 equipment types. Novem frames that value through Total Cost of Risk Ownership (TCRO): the full financial burden of building risk, including claims, emergency repair premiums, insurance volatility, downtime, and capital deployed too late. Risk reduction is cost avoidance, cost avoidance protects net operating income (NOI), and protected NOI supports asset value. Crawford shared results from Novem customers. At a 50-year-old events campus in Western Canada, Novem helped prevent a maximum probable insurance claim of up to $5 million, recovered more than $400,000 a year in natural gas losses, and held property insurance premium growth at 0%. At a 120-resident supportive living community run by a regional seniors living operator in Western Canada, Novem delivered 65% fewer outbreak weeks, 65% lower outbreak-related wage premiums, a 34% reduction in PPE spending over three years, and zero respiratory outbreaks for 12 consecutive months. For the first time in more than seven years, the community hosted its fall tea and Christmas performances exactly as planned. He closed with a four-step approach to capital planning: know your buildings, rank the risks by cost and consequence, fund what protects people and NOI first, and prove the result. Boards, insurers, and lenders then see evidence before anything breaks. "Every operator has more capital needs than capital. The hard question is never what needs fixing. It is what needs fixing first," said Crawford. "Residents stay connected. Care teams stay focused on care. Families sleep better."
